Short answer: for most Ark-La-Tex buyers, a Class 4 impact-resistant architectural shingle on a 4/12 or steeper pitch is the practical default. A standing-seam metal roof is a real upgrade — often worth it if you're staying long-term or if hail insurance in your county is punishing — but it isn't automatically the "better" choice. The pitch you order matters as much as the material.

  • A shallow pitch — commonly 3/12 or 3.5/12 on a single-wide, sometimes 4/12 on a nicer double-wide
  • OSB (oriented strand board) decking
  • A minimum underlayment layer
  • Ridge and eave venting sized to the code minimum
  • Standard steel fasteners on a factory-spec pattern

None of that is wrong. It's the floor, not the ceiling. The upgrades that pay you back live in four places: material, pitch, underlayment, and the fastener/decking spec you can't see from the driveway.

Shingle roof: the practical default — with one important upgrade

Asphalt shingles are the most common roof on manufactured homes for a reason. They're inexpensive to install at the factory, easy for any local roofer to repair, and universally understood by insurance carriers.

Two things move a shingle roof from "fine" to "actually good" in Ark-La-Tex country:

  • Architectural (dimensional) shingles instead of three-tab. Longer manufacturer warranty (30+ years is typical), better wind rating, and they lay flatter — which matters more on a low-pitch manufactured roof than on a steep site-built one.
  • Class 4 impact-resistant (IR) shingles. UL 2218 Class 4 is the top hail rating. In parts of Texas, Oklahoma, and Arkansas, homeowners insurance carriers offer a meaningful premium discount for a Class 4 roof — sometimes 20% or more on the roof portion of the policy. Ask your agent about your specific county before you sign.

If you're in Bowie, Miller, Cass, Harrison, or any county where hail is a regular line item in the local news, a Class 4 IR shingle is the highest-return roofing upgrade on the spec sheet. Cheaper than metal, dramatically better than standard shingles, and priced in a way that pays back through insurance in three to five years in many carriers.

Metal roof: excellent, not automatic

A standing-seam metal roof is a real upgrade for a manufactured home. Done right, it will outlive the home. Done wrong, it drips, oil-cans, and rusts around fasteners in ten years. Installation quality is the whole ballgame.

Where metal genuinely wins:

  • Longevity. 40 to 60+ year life is realistic on a properly installed standing-seam.
  • Fire resistance. Class A rating out of the box.
  • Wind resistance. Higher uplift ratings than shingle in most product lines.
  • Weight. Lighter than shingle, easier on older trusses if you're re-roofing later.
  • Insurance in certain counties. Some carriers price metal favorably; others don't distinguish it from a Class 4 shingle. Check before you assume.

Where metal doesn't automatically win:

  • Hail. Metal dents. Denting doesn't leak, but it looks bad and can complicate future insurance claims. Class 4 IR shingle actually competes better on cosmetic hail damage than most standing-seam.
  • Cost. Typical upgrade cost on a factory-ordered metal roof runs several thousand dollars more than a Class 4 shingle package.
  • Repair. A single panel replacement is a bigger job than swapping a few shingles. Fewer local roofers can do it well.

The buyers metal makes the most sense for: long-term owners planning to keep the home 20+ years, buyers on a well-oriented lot where the roof will be visible and the aesthetic matters, and buyers in counties where the insurance math actually rewards it.

Pitch matters more than most buyers realize

Roof pitch — how steep the roof is, expressed as inches of rise per 12 inches of run — is one of the few roofing choices you cannot change later without major structural work. It's worth spending real time on.

Common pitches on manufactured homes:

  • 3/12 — the lowest common pitch. Cheapest to build, easiest to transport (fits under more overpasses without a hinged roof), sheds water and snow the slowest. Looks distinctly "manufactured" from the curb.
  • 4/12 — the modern default on a nicer double-wide. Sheds water noticeably better, gives you a more site-built silhouette.
  • 5/12 and steeper — usually requires a hinged or hydraulically raised roof section for delivery. More expensive up-front. Best long-term water-shedding, best resale look, best usable attic space for ventilation and future upgrades.

Two practical rules for the Ark-La-Tex:

  • Steeper pitch sheds water and debris faster, which is exactly what you want when a stationary Gulf storm parks over the region for three days.
  • Steeper pitch resists wind uplift better when everything else is equal, because the airflow separates more cleanly at the ridge.

If your budget and your delivery route allow, order the steepest pitch the floor plan offers. It's the roof decision you can never revisit.

Wind Zone II and the HUD data plate

Most of Texas, Arkansas, Oklahoma, and Louisiana falls in Wind Zone II under HUD's manufactured home standard. Coastal Louisiana and parts of coastal Texas jump to Wind Zone III with stricter requirements. Every HUD-code home has a data plate — usually inside a kitchen cabinet or a bedroom closet — that names the Wind Zone the home was built to.

Two questions to ask the dealer, in this order:

  • What Wind Zone was this home built to? Zone II is the regional minimum. Zone III construction is available on many floor plans and is a smart upgrade if your lot is exposed or you're anywhere near the coast.
  • Beyond the minimum, what did the builder do? Better fastener schedules, hurricane clips at truss-to-wall connections, sealed roof decking edges, and Class 4 shingles are the four upgrades most likely to actually change how the roof performs in a storm. None of them show up on the marketing brochure.

The details you can't see from the driveway

Three items separate a good factory roof from an average one, and none of them are visible after the home is set:

  • Decking. OSB is the norm; some builders offer plywood as an upgrade. Plywood holds fasteners longer and handles moisture cycles better if the roof ever leaks at a penetration.
  • Underlayment. Standard is a single layer of felt or synthetic. A synthetic underlayment upgrade — especially with a peel-and-stick ice-and-water shield in the eave and valley areas — is inexpensive and dramatically improves your worst-case leak resilience.
  • Ridge venting and eave intake. Proper attic ventilation extends shingle life materially in this climate. A ridge-vent-plus-soffit-intake system is worth asking about specifically; some base packages use gable-end venting alone, which is not equivalent.

Ask for these three items in writing on the spec sheet. If a dealer says "same thing, don't worry about it," get a second quote from a different dealer.

What to decide at order time vs after move-in

Decide at order time (hard or expensive to change later):

  • Roof pitch
  • Roof material (Class 4 shingle vs standing-seam metal)
  • Decking (OSB vs plywood)
  • Underlayment and ice-and-water shield
  • Ridge venting configuration
  • Wind Zone upgrades and fastener schedule

Fine to decide after move-in:

  • Gutters and gutter guards
  • Roof-mounted accessories (satellite dish, solar-ready mounts)
  • Interior attic-fan or radiant-barrier retrofits
  • Painting or restaining a metal roof
